Even veteran investors who have dozens of properties do hands-on work (or crews who only work for them). They’re in the trenches. Many are ex-plumbers, carpenters, and other tradesmen who graduated from the School of Hard Knocks.
And when they DO hire out work on a property, they know how to get it done for about 30-50% LESS than just finding a contractor through Yelp, Google, or recommendations from friends and family.
So unless you’re in the know like the pros, you’re playing with matches (and your $$$ is the firewood). Because hiring a contractor like the Grahams did sucks up most of the profit that you'd make on renovating a home.

Now at this point, the way I see it is you have three options… You can…
1) Keep paying your mortgage and don’t invest in your home.
This is what happens if you leave this page and forget everything you’ve just learned. Forget all the projects that can add 10X or more to the value of your home. Don’t do anything to your house.
You can live with looking at the same decades of wear and tear everyday (can you?). The dated kitchen... The musty bathroom... The unfinished basement... The vinyl floors... The shag carpet... *shudders*

If you don’t want to do anyyyy leg work and have lots of extra cash, professional contractors are an option.
But I wouldn’t do it if you want to make a profit…
Here's the rub... The way they see it is, “You tell me what you want done, and I’ll do it.”
But most contractors don’t know how to look at your project and say, “This will add $20,000 to the value of your house.” And they definitely won’t be to walk through your house and tell you which projects will be the most profitable for YOU. They aren’t home flippers or investors.
It isn’t their strength… They’re great at building stuff for a living. It’s your job to find them projects that make money.
Plus, if you hire contractors the old fashioned way, you are probably only going to get 50-80% back of what you spend when you sell your house.
Hiring a traditional remodel contractor expecting to make your money back is a losing bet.

Will this be useful to me if I’m an investor/ realtor?
Yes absolutely!
I invest in real estate as a side gig in addition to my full-time job. Because of this, I’ve had to come up with as many short-cuts as possible to save time. I don’t have time to spend an entire day sizing up a property... I use checklists and spreadsheets to do the heavy-lifting for me. You'll get the same checklists I use when you get the course. How much time do these projects take?
Most projects will take an amateur DIYer 30-60 days to complete (with permits). Some of the advanced projects may take longer (120+ days) and require specialized tools or construction skills. But beginners will find there are MORE than enough "easy" projects to get their first $5K project done.
Do I already need to be handy to do these projects?
No, it isn’t required. But you do have to be willing to do some of these projects yourself. If you don’t want to do that you can still hire out all these projects. I’ll give you my exactly checklist and strategy for hiring labor and contractors using Craigslist. This will help you sniff out great subcontractors while paying 30-50% less than hiring a traditional architect or contractor off of Google.
What tools do I need to complete these projects?
Most of these projects don’t require more than your basics… screwdrivers, hammer, wire cutters, a cordless drill, a sawsall, a right angle drill, a portable circular saw, gloves, safety glasses, ear protection and a head lamp. And if these projects DO require more than your basic tools, I’ll show you how to get great tools for 50% less than you’d find at the big box stores like Home Depot or Lowes.
What kind of projects are included in the Add $5K Course?
I’ve included projects that can be done by anyone from brand-new DIY homeowner to seasoned home flippers. The first 7 days you’ll get projects that range from when to add an extra bedroom to one simple ceiling treatment that is worth $1000 per room.
